Post-closing Toll Brothers experience

We closed on our home in October and we have truly been enjoying the past 8 months living in our new home and taking advantage of our the amenities in our new neighborhood.  Overall, we have been pleased with the finished product and I do like the method that Toll Brothers uses to submit claims for warranty issues. For now I will simply go over Toll Brothers' warranty claim process.

Claims are submitted at www.tollhomecare.com. The state and community are selected, then the log on information provided at closing are entered.



Once you log in, you select the type of issue (i.e. electrical) and then the area of the house experiencing the issue. After selecting those things you have the opportunity enter free text and elaborate further. You can enter several issues during one warranty request/inspection submission.





After you are done entering your requests, you submit it and a message is shown stating that you will be contacted shortly.

Voila!!!!  Your warranty request has been submitted. No speaking to someone on the phone. No visiting a sales office. No fuss.

I will post soon about our experience with Toll after submitting previous requests and will also share what he have had issues with.

    May I ask what your utility bills have been in the past 6-8 months. I hear TB houses aren't energy efficient so I wanted to get a sense of what to expect on a house that size.

      I will tell you exactly what my energy bills have been.

      I remember when I inquired about the energy efficiency. Most other builders brag about their energy efficiency and like to detail what energy efficient features their homes include. The only thing I got from Toll Brothers was a link: www.tollgreen.com I had to research the regulations and recommendations for insulation ratings on my own. Here in the Houston area summers are crazy hot so that's when I'll really be able to tell.

      Here's the exact amounts of my electricity bills so far:

      November: $89.94
      December: $128.97
      January: $212.13
      February: $115.88
      March: $121.56
      April: $85.40
      May: $130.81

      I guess I hadn't really been paying attention because I enrolled in AutoPay.

      Doesn't look too energy efficient to me. I should be scared of what the bills in the summer will be.

  2. Wow, if thats all you are consuming in a 5000 sf house, awesome! The numbers do seem low to me, do you know if heat is supplied by a gas furnace or is electric? Thanks!

    1. Well maybe it is energy efficient! The heat is supplied by gas. My gas bills were:

      October:$47.50 (avg temp 77)
      November: $27.94 (avg temp 64)
      December: $64.82 (avg temp 57)
      January: $91.19 (avg temp 60)
      February: $95.59 (avg temp 60)
      March: $102.95 (avg temp 65)
      April: $32.56 (avg temp 74)
      May: $33.37 (avg temp 79)

      Remember that there are very mild winters here and crazy hot summers.

    2. That is still pretty good! Yes, the next 4-5 months will be the real test for TB's green claims. I am very interested in energy efficiency, do you know if the exterior walls were 2x6 or 2x4 construction? Thanks again!

      Also, what a great blog. I wish more buyers would take the time and share their experiences. I know I will.

  3. have you had to submit any warranties this far in your new home? also did u get a final quotation for your patio is it the open cabana or the covered 1st floor patio?

    1. Texas Custom Patio will be presenting their quote to us next week. They actually take the time to put together a presentation with computer graphics showing the options on our actual house! Cool, right?

      I will try to find the actual numbers and details for the first quote we got several months ago.

    Thanks so much for taking the time to share this blog! It has helped me tremendously with the Toll Brothers process. We are in the process of signing our contract this week for the Vallagio Meditteranean in the Houston area. Please let me know what happens with the covered patio addition. We opted not to include it and do it post-close too. Thanks again!
