Estimate for Covered Patio & Warranty claim list

Hello all and thank you for taking a look at my blog!

Last week we met with the designer from Texas Custom Patios to go over the design and see the final figures for the covered patio we would LOVE to add to our home.

The guy was very nice and went over the materials that would be used for our patio cover and what would be included with the price of our patio. So here are the details for what we wanted.  We wanted a covered 340 soft patio with attached composite shingle roof to match current roof. Stucco would be used to match our home as well with arches to match the rest of the exterior of our house. Pre-finished pine is to be used for the patio sealing. The company would install 2 ceiling fan connections, 6 can lights and necessary switches and the floor would be stamped concrete.

In addition to the standard covered patio we requested pricing for an outdoor kitchen to include granite counters and backsplash as well as appliances (grill, drawers, double side burner, fridge).

For the concrete area we have now we felt it would be a good idea to have a pergola installed constructed of stained Cedar.

The total for the above-listed items came to --- (drum roll please)

$62,500

No covered patio for us. lol

At least not with this company.

Now that everyone has been given smelling salts and returned to being conscious,  I'll give a little info on how the process is going with warranty claims.

In my previous post I showed how buyers submit warranty claims to Toll Brothers.  Almost 1 month ago I submitted the following claims:

  • missing electrical outlet in laundry room
  • door trim coming loose on front door
  • bubbling of one of the doors to the study
  • flashing on roof and 1 shingle lifting
  • Exterior trip chipped
  • Soffit light hanging
Honestly, the process is not easy despite me not having another process to compare it to. The online submission is easy, but afterward trying to coordinate with the all the trades is very challenging.  First someone from the warranty department contacts you, then the construction manager. Then they want to see the items in person (during the week). Then the trade companies contact you directly to schedule the repair. Toll Brothers should consider paying the companies a little extra to come out on weekends. Every person that we've had do warranty repairs did not work on weekends. This means that you have to take off from work to have a repair done. And if you cannot try to schedule different trades on the same day, that means more time missed from work.

So far only the electrician has contacted us and WE are being asked by Toll Brothers to supply them with the electrical plans so they can verify that there should have been an outlet on the long wall in the laundry room. I'm sorry -- but I thought the builder would have a copy of the electrical plans. 

I'll update as more repairs are made.

I am currently in the beginning stages of having our home built by Toll Brothers (in Florida) and I like reading your experience with them throughout the whole process. Yikes, this seems like a lot of things that need repair - I hope Toll Brothers comes through and fixes everything quickly. Thanks for sharing your experience!

    1. Hello there and thanks for visiting my blog. Toll Brothers is addressing things slowly but surely. In their defense, kind of, it's really the tradesmen that are difficult to coordinate with. As I mentioned previously NONE of them come out on weekends and most people work during the week.

  3. Hi, can you tell me if double front doors are std on the Vallagio?

    1. Hello,
      I thought I replied to this comment several days ago, so I apologize that it did not post.

      Double doors are standard on the Vallagio, however sidelights are not. The model will likely have sidelights which does ass more light to the foyer. There are a good amount of options for doors ranging from very basic to $8,000 iron and glass doors.

  4. I signed a contract in August to buy a Toll home in Dallas, and now I have feeling very disappointed with the "luxury home" standard features. One of them is: Toll's standard features including minimum lighting -- they give $2500 lighting fixture allowance, and they subtract to IES for electrical and lighting, and the fixtures from IES are much more expensive than those in Home Depot and Lowes, and Toll could not offer you a solution with the $2500 allowance, i.e. the buyer has to spend at least $1500-$2500 to just get their standard lighting features installed, very shamed of Toll.

  5. I was wondering if you could please post an update on your beautiful home? How's the insulation, construction, etc? Also, did you research TB incentives? They have a promotion running this month, but I'm not sure if it's a good deal or if we should wait for a better promo. Would love to hear your thoughts! :)

  6. Hi there! Just discovered your blog this morning.we love it!! So detailed and informative. this has truly been God- sent :-)

    We just put our initial deposit down on a Villagio at the Reserve At Katy. we are due for the larger deposit by the 17th of Feb. Just curious, have you had any structural issues with your new home? I went on the consumeraffairs.com website and found a slew of complaints from past homeowners on TB's poor construction quality. Now, i'm really WORRIED! also, do you know how much is it to frame the vanity mirrors in master, guest and rooms upstairs? i'm very surprised at the bare minimum TB has to offer. everything has to be upgraded! yikes!

    one more thing, media room is also one of the options we are looking at, did you have to get an outside contractor to wire surround sound?

  7. Hello Dee! I hope you are enjoying your beautiful home. I wanted to ask you...did you choose an alarm system with Toll or went with someone else? I'm in the process of choosing, and apparently they won't install if you do not choose their system. I was wondering what you did....they say that you save on home insurance by having an alarm.
